R.A.N.S. Property Management has developed a management system designed for efficiency and positive results. Our most important responsibility is to manage your investment property in a professional style that will allow income and cash flow to be maximized. We feel that client/tenant communications is of utmost importance. Consequently, we have a management system that allows our property manager to make himself available for owner and tenant communication as much as necessary. As a result dozens of our clients have been with us for many years, or even decades.
We offer many services for our clients, such as:
Walking through your property with you, to evaluate comparative market rates, maintenance issues, and suggestions to enhance the property’s assets.
We will coordinate showings of the vacant unit to prospective tenants.
Finding the most qualified prospective tenants by performing thorough background, credit and criminal history checks of each applicant. Applications will be processed in a fair and timely manner. We will collect deposits/fees/rent from approved tenants, and place tenants in rental within two weeks of application date.
We will organize all repairs that are necessary, with independent contractors, if needed. Minor repairs and maintenance issues can be performed by our staff for a hourly fee.
Payment is made to clients by the 15th of each month, with our very reasonable eight percent fee and other expenses deducted from each monthly statement. We will also send a year-end statement and 1099 to each property owner annually.
We perform at least one inspection of property annually, and also inspect after tenant vacates to evaluate condition of property (does it need cleaning, painting, carpets cleaned, etc.). We will also inspect each unit every time we visit to do any maintenance.
A selection of appropriate standard or custom agreement forms provide legal protection for both you and your property.
